Plot and building

Start with the land. Floor areas, unit count and shared spaces all follow from the plot size; you can override any of them.

What you're buying and how you pay for it.

The building

How many floors and units it holds.

Shared areas

The loading factor (نسبة التحميل) adds each unit's share of common space to its sellable area. Duct, core and entrance come out of it; services take the rest.

Building ratios and unit rule (advanced)

What it takes to build and sell. Commission is paid when each unit sells; taxes after collections finish.

Construction

Built area × cost per m², spread over the construction period.

Prices

Set the price per m² for each floor type. Need different prices for some units? Add a price category, then click those units on the building.

Prices and unit areas

"Standard" is the default for every unit on that floor type. Add categories with their own price per m² and, if needed, their own net area.

Sales plan

Every unit is sold at launch unless you change it. Click a unit to pick the year it sells; its commission and payments start that year.
